The Attic Is Where Coastal Houses Lose the Most
Attic and roof deck insulation matters more on the coast than almost anywhere, because the attic is usually where the air handler and ductwork sit. In a Gulfport summer the air up there can be far hotter than outdoors. Every leak in a duct seam and every thin spot in the insulation lets that heat back into the rooms below. If upstairs bedrooms stay warm at night or the AC runs nonstop in August, the attic is the first place we look.
Option 1: seal the ceiling, then build depth
We close the gaps between the attic and the house: top plates, plumbing and vent stacks, wire holes, recessed lights, the chase around the flue and the attic hatch. Then we blow cellulose or fiberglass to depth. ENERGY STAR suggests R-49 for an uninsulated Zone 2 attic, or adding about R-38 where 3 to 4 inches are already there. Mississippi Power's ceiling insulation rebate needs a finished depth of at least R-38, or about 13 inches.
Option 2: foam the roof deck
We spray open-cell foam under the roof sheathing and close the attic vents. The attic becomes part of the conditioned house, so the ducts and air handler sit in air that is close to room temperature. This usually costs more than blowing in fill but can make a big difference when ducts are in the attic and hard to seal.
What we check first
Roof leaks, stained or soft decking, bathroom fans that vent into the attic, damaged ducts, and signs of rodents. Those get fixed or flagged before any insulation goes in.
Attic Work We Do
Pick one or combine them; the quote shows each piece.
Air sealing
Foam and caulk at top plates, penetrations, chases and the hatch, done before any new insulation.
Blown-in top-up
Loose-fill cellulose or fiberglass to R-38 or more, with depth markers so you and the utility can check it.
Roof deck foam
Open-cell foam under the sheathing to create an unvented attic that holds the ducts and air handler.
Hatch and pull-down stairs
Insulated, weatherstripped covers for the opening most attics leak through.
Duct check
We point out disconnected or crushed ducts we find; sealing or repair can be coordinated with your HVAC company.

5. Paperwork
Invoice lists square footage and R-value for any rebate you apply for.

Attic & Roof Deck Insulation Questions
How much attic insulation do I need in Gulfport?
ENERGY STAR suggests R-49 for an uninsulated Zone 2 attic and adding about R-38 where 3 to 4 inches exist. Mississippi Power's rebate needs at least R-38 finished. Most attics we see need sealing plus more depth.
Does roof deck foam affect my roof?
It covers the underside of the decking, so we check and photograph the sheathing first and want any leaks fixed before spraying. Ask your roofer or shingle maker whether an unvented attic affects your shingle warranty before you choose this option.
Can I get a rebate for attic insulation?
Mississippi Power lists 20 cents per square foot added for single-family residential customers when the attic reaches R-38, with paperwork due within 90 days. Funding is limited. Other utilities have their own programs, so check with yours.
Do you remove old insulation first?
Only when it is wet, moldy, soiled by rodents or in the way of sealing. Dry, clean insulation can stay under new fill. If removal is needed it is a separate line on the quote.
