Two Kinds of Under-House Problems
Crawl space encapsulation seals the space under a house from outside air and ground moisture with a heavy vapor barrier, sealed vents and insulated walls. On the coast, where summer air is warm and loaded with moisture, a vented crawl space pulls that air in, it hits cooler ductwork and floor framing, and you get condensation, musty smells, cupping floors and mold on the joists. Sealing the space keeps that air out.
Raised homes on piers
Many homes near the water sit up on piers with the floor open underneath. There is no crawl space to seal, so the fix is insulating the floor itself. We spray closed-cell foam on the underside of the subfloor and around ducts and plumbing that pass through. Closed cell holds up to the moisture and slows vapor. ENERGY STAR suggests R-13 for floors in Zone 2.
Termite access
Mississippi State University Extension reports Formosan subterranean termites established in Harrison and Hancock counties and notes that foam can hide leaks and infestations. Before we cover sill plates or foundation walls, we plan where inspection gaps need to stay and talk it over with you and your pest control company.
Signs it is time
Musty smell inside, high indoor humidity, wavy or soft wood floors, sweating ducts under the house, standing water after storms, or a pest company noting moisture in the report.

Crawl Space Encapsulation Questions
Is encapsulation better than insulating the floor?
If you have an enclosed crawl space, encapsulation treats the whole space and the ducts in it. If the house is on open piers, there is nothing to enclose, so floor foam is the answer. Some houses with partial skirting need a mix.
Do I need a dehumidifier after encapsulating?
Many sealed crawl spaces in humid climates do need one, or a small supply of conditioned air, to keep moisture in check. We tell you which we would recommend for your space.
Will foam under my floor stop termite inspections?
It can make them harder, which is why we plan inspection access before spraying near sills. Talk with your pest control company about what they need to see.
Can a flooded crawl space be encapsulated?
Drainage problems need fixing first. A liner does not stop water flowing in after storms. We point out drainage issues and seal once the space stays dry.
