When the Old Insulation Has to Go

Insulation removal is not something every attic needs. Dry, clean insulation can usually stay where it is, with sealing and new fill on top. But on the coast, roof leaks after storms, rodents, mold from long humid summers and settled, matted fill are common enough that a lot of attics are better off starting over. Old insulation also hides the gaps that need sealing.

Signs it should come out

Water stains or crusty, matted patches from roof leaks. Droppings, nests or tunnels from rats or squirrels. A musty smell or visible mold. Smoke damage. Insulation so thin and compressed that sealing underneath it would mean pulling it all back anyway.

How we remove it

We use a high-powered vacuum with a hose run from the attic to bags or a container outside, so the material does not travel through your living space. Once the attic is clear we can seal the ceiling, deal with any damaged wood, and put in new insulation.

Vermiculite and asbestos

If we find vermiculite (grainy, gray-brown pebbles), we stop and recommend testing. Vermiculite can contain asbestos and must be handled by a licensed abatement company, not by us.

Insulation Removal Questions

Do I have to remove old insulation before adding more?

No, not if it is dry, clean and free of pests. Removal makes sense when it is contaminated or when it blocks needed sealing.

How long does insulation removal take?

A typical attic takes most of a day. Larger or heavily contaminated attics can take longer.

What about insulation after a roof leak?

Wet loose fill and batts lose much of their value and can grow mold. We remove the damaged section, check the decking and replace it once the roof is fixed.

Do you handle vermiculite?

No. If we see vermiculite, we recommend testing and a licensed asbestos abatement company.

Can old insulation be reused?

Clean, dry batts can sometimes be put back after air sealing. Contaminated, wet or matted insulation should not be reused.

Will removal make a mess in my house?

The vacuum hose runs from the attic to the outside, so material does not pass through your rooms. We cover the area under the attic hatch and clean up when we finish.
